What is this all about?


Many people are looking for a building plot.


Those that want to build their own home ...

... are looking for a plot in a suitable location, where they and their family want to live.  There is a lot of competition for single plots with planning permission, and this pushes up prices to often unrealistic levels.


Those who want to become property developers ...

... start out by looking at single plots. However these are priced at a premium, as they are bought by those who want to build their own home, and are not worried about the profit (equity) margin.


Both of these groups disregard land with planning permission to build multiple homes.  They spend an eternity searching for a single building plot at a sensible price, and this can get very frustrating!

The larger house builders rarely consider any land of 20 plots or less.  The smaller house builders tend to look for land with 2 - 3 plots.

This is not an exact science or set in stone of course, but is a reasonable observation.

So this means the land with planning permission for between 4 and 20 plots is subject to less demand.  This means the cost per plot is reduced.

It would be reasonable to expect a reduction of 20% to 50% per plot, compared to single plot prices.  That is a lot of money to be saved.

So we thought, how do we get access to those prices, when we cannot afford to buy a multi-plot site?

Our thought was there must be others out there in a similar situation, so why don't we group together to buy these multi-plot opportunities.

We are not suggesting we work together to build all the houses on the site.  That would be unrealistic, as we each have different ideas about what to build.

However, we all need a plot of land to build on don't we?

So the concept is this ...

We create a database of people who want to build new homes.  Whether their intention is to sell the new home for a profit, or live in it, does not matter.

Included against each name is the amount they have to invest, and the locations they are willing to consider.

All of our members look for possible multi-plot opportunities, and advise The Plotters if they find something of serious interest.

The Plotters will then collate all relevant information into an 'Opportunity Pack', and distribute this to all members interested in this area.  This is done anonymously, to preserve our members privacy.

If any member likes the opportunity, they let The Plotters know.  When enough interest is shown, and with the members express permission, The Plotters shares the contact details of all interested members.

They will then discuss the opportunity between them, doing their own due diligence, and if all looks good they group together and buy it.

Once bought, the only condition is that the purchasing group jointly pay for the shared infrastructure, such as access road, utility provision, site landscaping, etc.

Once that has been done, the individual plots are title split with the Land Registry, and each investor then has their own plot, complete with connected services, at a much lower cost than the equivalent plot would be if bought individually.

From that point on there is no obligation to work with others.  You may of course wish to do so, as it could reduce the build cost.

Some members of this group will have enough funds to purchase more than one plot, and others may need to share a plot, and the profits, if they do not have enough to buy one plot outright.

The idea is we stay flexible, so whether you have a little or a lot, you can benefit from the purchasing power of many.

It will take time to build up a useful database of people, but there is no cost to join us, and no obligation when you do, so if this is something you like the sound of, please do apply to join.

Why do we say "apply"?

This concept will only work if the people in the group are serious about buying a multi-plot site, and have the cash funds to do so.  So although no official checks will be made, you will be asked to state how much you have available to invest, and we will trust you are being honest with us.

If a potential site becomes available that you like, and you declare an interest to proceed, solicitor costs will be incurred drawing up the legal agreement and verifying everyone's finances.
 
If at this point it becomes clear that you do not have the funds you say, this will be very unfair to others, and you will be removed from the group.

What if I have money to invest, but do not want to be directly involved in the house building?


That is absolutely fine.

This group is designed for people who will be mainly contracting out the work to build the house.

Using a builder to build the house for you will cost a little more than managing the project yourself, but as the price of the individual plot will be considerably lower than comparable single plot land, there is still good money to be made when the completed house is sold, or good equity available if you are building your new home.

If you like the idea of investing in property development for profit, or having a new home designed and built specifically for you, but do not want to be involved in the house building, you are very welcome to join us.  The more funds we have available in The Plotters group, the more opportunities we can all take advantage of.

Once the land is purchased, and the individual plots are separated, we can help you identify a builder to build a house for you, completely 'turn key'.

You will be kept up to date with progress, sent regular pictures and videos, and will be welcome to visit the building site at any time to see things for yourself.
