So the concept is this ...
We create a database of people who want to build new homes. Whether their intention is to sell the new home for a profit, or live in it, does not matter.
Included against each name is the amount they have to invest, and the locations they are willing to consider.
All of our members look for possible multi-plot opportunities, and advise The Plotters if they find something of serious interest.
The Plotters will then collate all relevant information into an 'Opportunity Pack', and distribute this to all members interested in this area. This is done anonymously, to preserve our members privacy.
If any member likes the opportunity, they let The Plotters know. When enough interest is shown, and with the members express permission, The Plotters shares the contact details of all interested members.
They will then discuss the opportunity between them, doing their own due diligence, and if all looks good they group together and buy it.
Once bought, the only condition is that the purchasing group jointly pay for the shared infrastructure, such as access road, utility provision, site landscaping, etc.
Once that has been done, the individual plots are title split with the Land Registry, and each investor then has their own plot, complete with connected services, at a much lower cost than the equivalent plot would be if bought individually.
From that point on there is no obligation to work with others. You may of course wish to do so, as it could reduce the build cost.
